Home Mover Data or Move Intelligence: What UK Removals Firms Are Actually Buying
Summary answer: a bought mover feed is a subscription list of addresses where a move is happening, sold by postcode. Move intelligence is a scored, ranked view of which properties are likely to become a job you can actually win, with a probability attached and a point at which it tells you to stop. One fills the top of the funnel with volume. The other tells you where to spend the effort. Before buying either, read the licence terms, because compliance responsibility for telephone contact usually sits with the buyer.
Disclosure: Moovi builds move intelligence into its platform as Move Radar and competes in this market. Everything stated about other providers comes from their own published material.
What a bought mover feed is
The established UK provider is TwentyCi, trading through TwentyCi Data Limited, company number 05672869, incorporated January 2006. Its remover facing product is MoverAlerts.
TwentyCi monitors residential property events across the UK and sells access by geographic area. It states it tracks triggers including a property being listed, an offer being accepted, pre purchase searches, and completion, and claims coverage of 99.6 per cent of UK sale and rental transactions drawing on over 450 sources. Those are the company's own figures.
Other providers include Sagacity Solutions, supplying data captured from estate agents and solicitors at address level, Dunsmore Marketing and Ark Data.
None of them publish pricing. Every one requires a sales conversation.
What the licence terms actually say
This is the part most operators skip and the part that matters.
The MoverAlerts purchase terms state that TwentyCi does not warrant the accuracy or completeness of the data. They restrict direct mail to a single use within four weeks of purchase. And where telephone numbers are supplied, responsibility for Telephone Preference Service and PECR screening sits with the purchaser, not the provider.
That is standard for data licensing and it is not hidden. But it means you are accepting the regulatory exposure, without an accuracy warranty, for a list you did not compile.
What move intelligence does differently
The alternative is not a list. It is a model.
Move Radar scans a postcode or a radius and returns a ranked list of properties likely to become a won removal job. The distinction from a data feed sits in three places.
It scores rather than lists. A deterministic two leg probability model asks two separate questions: will this sale complete inside a bookable window, and is this an addressable removal for a firm like yours. A property can be a certain mover and a poor prospect at the same time, and a flat list cannot tell you that.
It reads seven market signals. Listing stage, timing sweet spot, price reduction freshness, property type liquidity, seasonality, macro tide, and owner occupation and desirability. These are the things an experienced surveyor reads instinctively off a Rightmove listing, applied consistently across a whole postcode.
It tells you when to stop. An honest zero to seventy confidence dial, and it drops a lead the moment it is too late to win. A bought feed has no opinion about whether you are wasting your time, and charges the same either way.
Underneath it runs on live Rightmove, Zoopla, Land Registry and EPC data, metered with a hard monthly spend cap per firm so the cost cannot run away.
Two practical things follow from it sitting inside the platform rather than arriving as a file. Leads persist as scored records that the AI chat qualifier can turn into a customer and a lead in one step, so nothing dies in a spreadsheet. And every form fill feeds only your inbox, never a shared pool, which is the opposite of how comparison site leads work.
If you do run outbound, the same scored list exports to a Facebook Custom Audience or a leaflet drop file, so the targeting carries through to the marketing instead of being re-keyed.
Which one do you need
Not enough enquiries. A bought feed adds volume. That is what it is for and it does it. Budget for the outbound effort, because an address is not a lead.
Plenty of enquiries, poor conversion. More names into a leaky funnel is not progress. What helps is knowing which enquiries convert and why, which is a question about your own data.
Buying comparison site leads and unsure whether they pay. Compare My Move charges per lead with no commission. reallymoving charges per lead by postcode. Whether they make you money is answerable only from your own margin per job, and most operators cannot answer it.
Wanting to be in front of a move before it reaches a comparison site. That is the case for scored property intelligence, and it is a different job from either of the above.
The order matters
Buying volume before you can measure conversion means paying for more of something you cannot evaluate. Measuring first means you know what a lead is worth before you buy one.
That is not an argument against data feeds. It is an argument about sequence, and it is why move intelligence belongs inside the system that also holds your conversion rate, your margin per job and your lead source analysis.
Frequently asked questions
What is TwentyCi MoverAlerts?
A subscription data service supplying UK removals firms with details of properties where a move is in progress, sold by postcode and updated regularly. It is operated by TwentyCi Data Limited, company number 05672869.
How much does home mover data cost in the UK?
None of the main UK providers, including TwentyCi, Sagacity, Dunsmore or Ark Data, publish pricing. All require a sales enquiry and pricing typically varies by geographic coverage.
Is home mover data GDPR compliant?
Providers state their data is lawfully collected, but the licensing terms matter. The MoverAlerts terms place responsibility for Telephone Preference Service and PECR screening on the purchaser and state that accuracy and completeness are not warranted.
What is Move Radar?
Moovi's demand intelligence engine. It scans a postcode or radius and returns properties ranked by the probability of becoming a won removal job, using a two leg model across seven market signals, with a zero to seventy confidence dial and automatic drop off when a lead is too late to win.
Can you predict which houses will move?
Not with certainty, and anything claiming certainty is overselling. What is possible is scoring likelihood from listing stage, pricing behaviour, property type, seasonality and market conditions, which is materially better than working an unranked list.
